The Cape was built from the southeast outward, and the garage doors follow the same pattern. Around the Yacht Club area the houses are the oldest in the city, with lower garages and doors that have been replaced at least once. The southwest, including Pelican, Cape Harbour and Tarpon Point, is full of homes on salt water canals where corrosion sets the repair schedule. Much of the central city went up in the building boom of the early two thousands, and those builder grade springs and openers are now at the end of their life. In the northwest and northeast new homes are still going up, with wide insulated doors and smart openers that bring their own set of faults. After Hurricane Ian a great many doors across the city were replaced, and we still see doors that were patched in a hurry and never properly rebalanced.

What we do here
The spring does the lifting, not the opener, so when it breaks the door stays shut. We replace springs as a matched pair, sized to the actual weight of your door, then balance and test it by hand. Expect $200 to $500 installed for most doors.
Canal air is hard on steel. Cables fray at the bottom bracket, rollers seize and track pits with rust until the door drags. We replace cables in pairs, fit new rollers, straighten or change damaged track and set the door square again.
Stripped gears, failed boards, misaligned safety sensors and remotes that stopped responding. Most opener repairs run $150 to $300. A new opener supplied and installed is usually $350 to $650, depending on whether you choose chain, belt or a wall mounted unit.
A door pushed in by wind, lifted off its track or soaked by flood water should not be forced with the opener. We make it safe, check the panels, track and hardware, and tell you plainly whether it can be repaired or needs replacing.
A new garage door in Cape Coral needs a city permit, an inspection and a door with a Florida Product Approval rated for the wind pressure at your address. Before hurricane season we check the balance, lubricate springs and bearings, tighten track fasteners and hinges, test the opener safety reverse and look at the bracing. A tune up usually runs $90 to $150.
